How long will my parking lot be out of service during paving?

Most commercial lots are back in use within two to four days. A sealcoat needs 24 to 48 hours before vehicles return. An overlay or resurface typically needs the surface closed for one to two days, then striping cures overnight. Full-depth reconstruction takes longer because the base has to be excavated, compacted, and paved in stages. We give you a day-by-day closure schedule with your estimate so you know exactly what to tell your tenants and customers.

What is the difference between an overlay, milling and resurfacing, and full-depth reconstruction?

An overlay adds a new layer of asphalt on top of the existing surface. It works when the sub-base is still solid and elevation allows it. Milling and resurfacing grinds off the deteriorated top layer first, then repaves — this is the right call when the lot already sits too high against curbs, grates, or drain castings. Full-depth reconstruction removes everything down to the sub-base and rebuilds the lot from the ground up, which is necessary when the base itself has failed. We evaluate the sub-base before recommending any of the three, because putting new asphalt over a failed base wastes the investment.
